We recently heard from a HomeAway.com customer who provided us with statistics of her vacation rental listing on HomeAway.com, here is her account verbatim:
 
I got my renewal notice today. I spent $299 for their premium year deal–I think it was 12 photos, 4 sites, 1 year. I had 22 inquiries in one YEAR. Out of the 22:
1: my test because nothing was happening
6: certain scammers
2: probably scammers
So, 13 real inquiries, NONE of who booked means I paid $23 per legitimate inquiriy, and got nothing back. Yikes!  NEXT!
 
Now, I don’t know about you, but I think $23 an inquiry is a bit steep… about as precipitous as El Capitan to be exact. 
 
On Free-Rentals.com, you don’t have to pay for your listing… it’s FREE. And when you get an inquiry… you STILL DO NOT PAY. 
Now… if that inquiry turns into a paid booking…. well then… well then, you STILL DON’T PAY.

Get your website on top of search results

Once your vacation rental website is up and running, you will want to visit it often, maybe each day, to check on new listings and do basic maintainence. Don’t just click on a shortcut to your rental website. Instead, go to Google (or whatever default SE you use) and then perform a search on keywords that SHOULD bring up your website.
 
Assume your website is for Tahiti. Here are possible search queries you should do:

Tahiti Vacation Rentals
Tahiti Rental Properties
Tahiti Holiday Home Rentals
Tahiti Vacation Rental Listings
Rental Accommodations in Tahiti
Tahiti Villas
Tahiti Condos
List of Tahiti Rental Properties
etc… Be creative.
 
Scour through the multitude of result pages until you find your website, then click it in order to visit your website. This should be your defacto way of entering your website each time you visit it. Because the process of doing this will gently remind the search engine that your website exists and furthermore, it most accurately matches your search query.
 
If you can’t find your website in the top 10 pages, then try another search phrase.
 
When you find your website, click it. And each day, continue to do the same query and then click your site in order to visit it.
 
Once you get your website to the #1 position per a given search query, then start using a different search phrase each time.
 
Never click on any other website when you do these searches, it only helps them with their page rank.. and they are your competition.. right? ;) The exact URL is listed in green below the description. Copy and paste that into a seperate browser window to view that website.

Luxury Villa Rental Situation

Christian Jagodzinski had been promised he would have a working Internet connection when he arrived at the villa he was renting for ‚¬50,000 a month in St. Tropez five years ago. Instead, what he found on the desk was a modem still in the box and a dead line. It was the last straw. So the German entrepreneur decided to take matters into his own hands€”he founded Villazzo, a villa rental business that offered all the services and amenities of a luxury hotel.

“I started this company because I was a villa renter and I had experienced on a number of occasions that I was expecting so much more for what I was paying for. When you go to a hotel, you take things for granted such as room service, but when you go into the villa market you have none of that,” says Jagodzinski.

“There was the housekeeper who never showed up, the staff that doesn’t speak the same language, mustard left by the owners a year ago, all there would be was old butter in the fridge, and there were mismatched dishes from which you couldn’t even make a formal dinner.”

A Hotel of Your Own

Before founding Villazzo, Jagodzinski had been a founder of Internet book retailer Telebooks, which he and partner Michael Gleissner sold to Amazon.com (AMZN) in 1998 for an undisclosed amount. After working briefly as Amazon’s director of European business development, he sold off his shares of Amazon stock, estimated at around $55 million, and traveled in style, looking for his next business idea.

That is when Jagodzinski realized the only way to create a great villa rental experience was to look at it as if it were a hotel rather than real estate. People looking to rent a luxury villa, which can cost thousands of dollars a day, are looking for a vacation experience, he explains. But how do you make a rental service seem more like a hotel service without the staff living and working full time on the perimeters of the villa? €¦ Much more simply that it might first appear.

“We thought, let’s build a destination, with a high number of high-end properties, with high-end clients, at high-end spots. We set up the central office like a hotel and we hire specialized people who run every element of a hotel€”maintenance, maid service, room service, concierge service€”and they operate a virtual hotel,” he says, adding, “Instead of taking the elevator, they take the car.”

It’s Been Taken Care Of

But Jagodzinski makes it clear that Villazzo is not a concierge service. It pre-arranges most things before you even arrive€”giving you more choices and not forcing you to make any hard decisions. Villazzo has everything ready from the moment you land on the ground. Transportation from airport to villa is already arranged and, unlike other villa services, included in the price of your stay. Villazzo recently acquired a helicopter in Nice, France, to take clients to their St. Tropez retreats, avoiding the drive that can get backed up during the summer months.

When you arrive at the door, a porter is waiting to take your luggage, a maid is there to iron any wrinkled clothes, strawberries and champagne are set out, and other snacks are available. Villazzo also provides an unpacking service, Bulgari bath products, fresh fruit and flowers, security alarms, and two different pillow thicknesses, to name a few of the 35 pre-arranged services.

“Wherever we go, we stay at the best hotels, and whatever they are doing€”we do. Recently, we stayed at the Four Seasons and we saw that they now included a tea humidor and dry tea leaves. And we are now offering the same service,” says Jagodzinski.

Some Men Are an Island

Villazzo’s six destinations€”Miami, Aspen, St. Tropez, Marbella, Paris, Courchevel€”each have between one and seven villa properties, and Jagodzinski’s goal is to have a portfolio of about 10 for each. The priciest property goes for $11,900 per day during the peak season, April to October, and the least expensive for about $2,500 per day during the same season.

Villazzo works directly with the villa owners to create the most appropriate price for property. “We go to the owners and give them a price that makes sense based on the area. Our goal is to maximize the income over the whole year and not for one rental who won’t come back.”

While Villazzo seems to be leading the way in this new villa hotel market, there are a number of other services out there that provide something along the same lines. One such group is Wimco, which also lists a large number of villas. But its services differ by villa and, most often, transportation is not pre-arranged.

Worlds Most Unstable Countries

Iraq is now the second-most unstable country in the world, a private survey finds, its standing deteriorating from last year’s fourth place on a list of the 10 nations most vulnerable to violent internal conflict and worsening conditions.

In the third annual “Failed States Index,” analysts for Foreign Policy magazine and the non-profit Fund for Peace said that Iraq and Afghanistan, which ranked eighth, show that billions of dollars in development and security aid may be futile without a functioning government, trustworthy leaders and realistic plans to keep the peace and develop the economy.

“The ‘Failed States Index’ for this year has some predictable nations on the list, such as Sudan (the most failed), Somalia and Chad,” said CBS News Foreign Affairs Analyst Pamela Falk. “But the troublesome conclusion for the Bush administration is that Iraq ranks as the second-most unstable state and Afghanistan the eighth €” both nations where the U.S. has boots on the ground and an interest in the success of the government.”

Preventing Iraq from becoming a failed state is a key part of the Bush administration’s argument for keeping U.S. troops in the country; the administration says the troops are needed to keep Iraq from becoming a breeding ground for international terrorists.

The ratings are based on 12 social, economic, political and military indicators, such as: institutionalized political exclusion; “brain drain” of professionals, intellectuals and political dissidents fearing persecution or repression; massive and endemic corruption or profiteering by ruling elites; widespread loss of popular confidence in state institutions; deterioration of essential services (such as health, education, sanitation and public transportation); and widespread violation of human rights.

Sudan, which topped the list, and seven other sub-Saharan African countries are among the top 10. Violence in the Darfur region was the main contributing cause to Sudan’s top position.

Most Expensive Cities in the World

Moscow remains the most expensive city in the world for expatriate staff, according to a survey released today by British human resources firm Mercer HR. But the study saw London leap three places from fifth to second in the last 12 months, with Seoul in third, followed by Tokyo and Hong Kong.
 
The cheapest city was Paraguay’s Asuncion for the fifth year running. The findings use the United States’ most expensive city, New York, as a benchmark and compare the cost in 143 cities of more than 200 items, like housing, transport, food, clothing, household goods and entertainment.
 
Expats face higher living costs in Australia than New Zealand. Sydney is the most expensive city in the region (21st, 5.1 per cent less expensive than New York); Wellington is the cheapest in the region at minus-28.2 per cent (111th).
 
Moscow was 34.4 per cent more expensive, up just under 11 per cent on last year. Mercer said the rise was due to the appreciation of the Rouble against the US dollar which with soaring rents had driven up the cost for expats.
 
London saw an even bigger leap — just under 16 per cent — making it now 26.3 per cent more expensive than the US city with which it is often compared because of rent hikes, a strong Pound and weak US Dollar. Seoul was 22.4 per cent more expensive, Tokyo 22.1 per cent and Hong Kong 19.4 per cent.
 
European cities featured prominently in the top 10: Copenhagen was the sixth most expensive at plus-10.2 per cent, Geneva seventh at plus-9.8 per cent, Zurich ninth at plus-7.6 per cent and Oslo 10th at plus-5.8 per cent.
 
The Japanese city of Osaka was eighth at plus-8.4 per cent. Others more expensive than New York were Milan (11th at plus-4.4 per cent); Saint Petersburg (12th at plus-three per cent); Paris (13th at plus 1.4 per cent); and Singapore (14th at plus-0.4 per cent).
 
This year’s list showed significant changes in rankings, particularly in Europe due to a strengthened Euro and weak US Dollar, Mercer said. In turn, US cities and those in countries whose currency is pegged to the dollar, fell down the list.
 
The least expensive city in Europe for expats is Sofia in Bulgaria. Sao Paolo and Rio de Janeiro are the most expensive cities in South America. Chinese cities moved down the ranking.
 
Beijing was 20th (4.1 per cent less expensive than New York), Shanghai 26th (minus-7.9 per cent) Mercer attributed this to a decrease in the value of the Chinese Yuan against the Euro.
 
Rising property prices caused Indian cities like Mumbai - up to 52 from 68 last year - to move up the ranking, it added. AFP

Gas Prices Affecting Holiday Seekers

Amid record gas prices and a slumping housing market, 37% of Americans are not planning to vacation this summer while 35% are planing a weekend getaway.

Only 13 percent of those surveyed said they planned to travel outside the United States this summer, which is even weaker than the 15 percent of Americans who intended to travel overseas in the summer of 2002 - after the Sept. 11, 2001, attacks - according to the survey.

According to another survey released this month by a Washington think tank, most U.S. workers receive an average of nine days paid vacation, but 28 million don’t receive any paid leave.

Bring your laptop on holiday

Next time you book your vacation rental holiday, you may want to check whether or not they have a computer or laptop with internet connectivity available for your use.

A recent survey conducted by AP-Ipsos revealed that 1 out of every 5 vacationer brings their laptop with them on their vacation. 80% bring their mobile phone.
 
Nineteen percent said they worked on their vacation even though they were technically off. Twenty percent said they checked work messages like voice mail, and another 15 percent said they called to check in.

Overall, about six in 10 in the said they were planning a vacation trip in the next year, with men a bit likelier than women to express that expectation. About half said they had taken one in the last year.

Seven in 10 women and half of men said they had read a book on their last vacation. About three in four men, and six in 10 women, said they had read a newspaper.

The AP-Ipsos poll was conducted from May 15 to 17 2007 and included telephone interviews with 1,000 randomly chosen adults. It has a margin of sampling error of plus or minus 3 percentage points
